Plans for new Birthing Beautiful Communities building move forward

Cleveland City Planning Commission, established in 1915, is a body of seven members, six are appointed by the Mayor and one is a member of City Council. They are in charge of neighborhood & district plans, zoning map & code amendments, zoning variance review, and the like.

The commission is made up of commission members Diane Downing, Charles Slife, Lillian Kuri Chair, Denise McCray-Scott Andrew Sargeant, and Isabella McKnight. @ADayInTheSlife

The meeting began at 9:02 am. This is the last meeting of the year. Isabella McKnight is a new commissioner. This will be her first meeting. She is a ward 15 resident.

Call to order and roll call began, and everyone was present. Councilman Slife will be late to the meeting. , but will be present, it was stated. @CleKevinConwell @ADayInTheSlife


The first order of business is for PPNs# 003-10-122, -123, -124, -125, -126, -121, -120, -119, & -118 Location: South side of Herman Avenue near West 54th Street Representative: Michael Horton, Horton Harper Architects.

The plans of this project were shown. It is a townhouse development. Questions were raised when it was sited that the public having to traverse the private property. All of this will be in the easement.


The next order was FW2023-020 β Warren Road Apartments New Construction: Seeking Final Approval.

The plans of this new construction were also shown. The call to role was all Yes'. The motion carries.

The next item is FW2923-027 β Breakwater Residences New Construction: Seeking Schematic Design Approval. This is the schematic approval. Conceptual approval was a few weeks ago. This will be in the Detroit Shoreway neighborhood.

Pictures were shown to scale. Zoning info slide was also shown. Amenities were also shown. The use of scooter may be available so that'll be fun!

Questions were raised as to explain the one no vote, It was specifically to large and overshadowed the apartment. There is no sense in terms of a timeline. A move to approval was made. Roll was called and it was all yes'. The motion carries.

Now on to Northeast design review. I may need another coffee. π

NE2023-025 β The Josephine Triplex Community New Construction: Seeking Schematic Design Approval. This is the Josephine Triplex. These are all single family homes. It was noted that there was minimal space in between these apartments, and is there a need for this to happen.


The next item on the agenda is NE2023-027 β Proposed Demolition of a 2 Β½-Story, Two-Family Residential Structure: Seeking Final Approval per Β§341.08 of the Cleveland Codified Ordinances.

Motion to approve was made and role was called. They were all Yes' on NE2023-027.

The next item is NE2023-028 β The 4-Efficiency Project New Construction: Seeking Conceptual Approval. These buildings will be all electric with solar panels. Variety is important to the city, obviously. They need to see it again.

Motion was made for approval to new construction. All Yes' were given except Councilman Slife, just because he missed it. @ADayInTheSlife

Onto East design review. Next is EAST2023-039 β Neon Health Services Digital Sign: Seeking Final Approval. The proposal is for a new sign. Motion carries and everyone gave Yes'.

The next item on the agenda is EAST2023-037 β Apartments on East 93rd New Construction: Seeking Schematic Design Approval. It was shown that the house(s) are poor, and that the schematics are being shown. It will be just schematic.

It was sited that this will be very dense in terms of the people. Access to both sides, snow removal, parking, etc. were all sited as well. There's a deliberation in terms of scale too. Motion was made for approval and all were Yes'.

Onto Euclid Corridor Buckeye Design Review, next up is EC2023-027 β Birthing Beautiful Communities New Construction: Seeking Conceptual Approval.
